Q3 Streeterville Real Estate Market

For condominiums, town-homes, or co-ops that were located in buildings with eight or more units in Streeterville, the number of sold properties and overall sales volume was down Q3 2018 compared to Q2 2018. Similarly, median and average sold prices were down in Q3 2018. However, average listing market times decreased by 10.8% (but median listing market time was up by 26.4%). Furthermore, median and average SP:LP ratios decreased 0.5% and 1.1% respectively. Finally, months supply of homes through October 2018 compared to October 2017 increased to seven months. Thus, the majority of data points indicate that Streeterville, for Q3 2018, had entered a buyers market.

The big picture for the Chicago Streeterville real estate market for Q3 2018 is that it was beginning to soften and tip towards a buyers market. Several factors account for this market dynamic. Listing market times are between 37 and 53 days, SP:LP ratios are trending downwards, which means that sellers are getting less than their asking prices. Perhaps the most telling statistic is that inventories (i.e., months supply of homes for sale) increased to seven months; generally, six months supply is considered a balanced market. With months supply above six months, it’s generally considered a buyers market. Accordingly, if you’re a seller you can expect aggressive price negotiations; thus, you ought to properly price your property in accordance with current market conditions.
